Dear Owners and Association Representatives,

This letter follows up on our earlier communication about the proposed improvements to Amazon Road, including the security booth, controlled access, and maintenance plan. Below, we outline the 2026 operational budget and the access fee structure. These actions are part of our effort to enhance safety, maintenance, and traffic flow for all properties connected to Amazon Road.

The 2026 annual operating budget is USD 174,000. This covers routine road maintenance, security, lighting, and support systems needed to operate the controlled-access system.

The table below summarizes the budget categories and estimated costs for 2026.

Category

Estimated Cost (USD)

General Works (landscaping, garbage, road & sidewalks maintenance)

$21,000

Security Services and Monitoring

$96,360

Security Booth, CCTV & Gate Maintenance

$8,500

RFID System (tags, software, licenses)

$25,000

Street Lighting (power + maintenance)

$14,500

Administration cost

 $8,640

As indicated in a previous correspondence, the Maho Group will contribute a substantial share of the annual budget — USD 41,100 — reflecting its role in initiating and delivering these improvements. While the Group holds long lease rights over a large area in the vicinity, we will make little direct or routine use of the road, access gate, or related services. Nonetheless, we will make this contribution in good faith to support the broader community’s access, security, and quality of infrastructure. The remaining operational costs will be allocated fairly among other property/landowners and users, specifically through vehicle access fees.

The following RFID access fees are proposed for 2026:

Vehicle Type

Fee

Car – Annual RFID Sticker

$190

Car – 6-Month Option

$99

Scooter & Motorcycle – Annual

$50

Replacement Tag

$50

Non-motorized vehicles (bicycles, e-bikes))

Free

Each registered vehicle owner who pays for at least one RFID tag will receive access to a mobile system for announcing guests or short-term tenants. The associated mobile phone App can be downloaded only by registered owners and residents.

Guests will be provided with a QR code after verification, which allows them to enter the premises independently during the approved timeframe. Additionally, the system will record driver and vehicle details.

The exit gate will open at a timed rate via an automatic sensor for all vehicles, ensuring there are no restrictions on leaving the community.

Additional info is available on the FAQ page of the dedicated online platform (website).

A dedicated online platform (https://store.portomaho.com/) has been created that will manage all aspects of registration, payment, and RFID collection. No physical invoices will be issued — all transactions will be digital for efficiency and traceability.

The online payment platform will open on November 15, 2025, with the gated access system scheduled to go live on January 5, 2026. We encourage all users to register before December 31, as early registration provides more time to become familiar with the system, configure personal settings, and issue access codes for guests, housekeepers, and other trusted visitors.

Please note that access fees will only apply from January 1, 2026, onward, regardless of the registration date.

We appreciate your cooperation.

With kind regards,
